What It Covers

Most contractors build a package from a few core coverages. We'll help you choose what your work and contracts actually require.

General Liability
Pays for injuries to others and damage to their property caused by your work, plus your legal defense.
Workers' Compensation
Covers medical bills and lost wages if an employee is hurt on the job.
Tools and Equipment
Protects tools and gear from theft or damage at the job site, in transit, or in storage.
Commercial Auto
Covers trucks and vans used for work, which personal auto policies often limit or exclude.
Umbrella Liability
Adds extra liability limits on top of your other policies for larger jobs and contracts.
Certificates of Insurance
Proof of coverage for GCs and clients, including additional insured wording when required.

What It Doesn't Cover

Straight answers up front, so there are no surprises at claim time.

  • Your own tools. General liability doesn't cover your equipment. That's what tools and equipment coverage is for
  • Employee injuries. Injuries to your own workers fall under workers' compensation, not general liability
  • Redoing your own work. Policies generally don't pay to fix or replace faulty workmanship itself, though they may cover damage it causes
  • Work vehicles. Accidents in your truck or van need commercial auto coverage

What Florida Contractors Should Know

  • Liability insurance and your licenseFlorida requires state-certified and registered contractors to show proof of liability insurance as part of licensing. The required amounts depend on your license type.
  • Workers' comp starts at one employeeIn Florida construction, workers' comp is generally required once you have even one employee, and working owners count unless they hold a valid exemption.
  • GCs will ask for paperworkExpect requests to be named as additional insured or for a waiver of subrogation. We'll make sure your certificates show exactly what the contract asks for.

What Affects Your Price

Every quote is different. These are the biggest factors carriers look at.

  • Your trade and the type of work you do
  • Annual revenue and payroll
  • Years in business and claims history
  • Residential versus commercial jobs
  • Coverage limits and deductibles you choose

Because we're independent, you see real options from multiple carriers instead of a single take-it-or-leave-it price.

Common Questions

How quickly can I get a certificate of insurance?

Once your policy is active, certificates can often be issued the same day. Tell us who the certificate holder is and any wording the contract requires.

I work alone. Do I need workers' comp?

Possibly. In Florida construction, working owners generally count as employees. Corporate officers and LLC members who own at least 10% can apply to the state for an exemption, which must be renewed every two years, while sole proprietors and partners generally can't exempt themselves. We'll help you figure out where you stand.

What does additional insured mean?

It extends your liability coverage to protect another party, usually the general contractor or property owner, for claims arising from your work on their project.

Does my policy cover jobs outside Tampa?

Most contractor policies cover work throughout Florida. We'll confirm your policy's territory if you take jobs out of state.
